Who we are
The Bhatt–Linder Team is Sid Bhatt, CCIM, SIOR and Trace Linder, licensed commercial real estate advisors operating as a team under Saunders Commercial, a division of Saunders Real Estate (“we,” “our,” or “us”). We advise owners, investors, developers, and businesses on acquisition, disposition, leasing, property valuation, and property management across Florida and North Carolina.

Information we collect
Information you give us
When you submit the contact form on this site, you may provide:
- First name
- Email address
- Phone number (optional)
- Desired square footage
- Type of space you’re interested in (office, industrial, retail, or land)
- Timeline for your project
- The type of inquiry (lease, acquisition, disposition, property valuation, or property management)
- Any additional details you share about your business and needs
This site also includes a property search tool on the home page that lets you filter by property type and market. It does not collect your name, contact details, or any other personal information — it simply builds a link to our deals page with your chosen filters.
Information collected automatically
We do not use advertising pixels, cookie-based analytics, or other tracking scripts on this site. Like any website, our hosting provider logs basic technical information when you visit — such as your IP address, browser and device type, the pages you view, and the site that referred you here — as part of standard web server activity. Our host also provides us with aggregate traffic statistics derived from these logs. We do not use any of this information to build advertising profiles or to track you across other websites.
We also use Google Search Console, a free Google tool that shows us how our site performs in Google Search results — such as the search queries, impressions, and clicks that bring visitors here, and whether pages are indexed correctly. This is aggregated search data Google already collects as part of operating its search engine; it is not generated by a script or cookie on our site.
How we use it
We use the information described above to:
- Respond to your inquiry — understand what you’re looking for and follow up directly.
- Send relevant listings or market information you’ve asked about.
- Follow up on opportunities related to your stated goals, timeline, or property interests.
- Operate and secure this website, including identifying and addressing technical issues or abuse.
Cookies and tracking
This website does not set cookies and does not use advertising pixels, retargeting tags, or similar tracking technologies. Neither our hosting provider’s traffic statistics nor Google Search Console places a cookie or script in your browser: the traffic statistics come from standard server logs, and Search Console reflects Google’s own search-result data. We are not currently sharing visitor data with any advertising platform.
Because we don’t use tracking cookies or sell or share personal information, there is generally nothing on this site for a browser-level opt-out or ad-blocking tool to disable. If your browser sends a Global Privacy Control (GPC) signal, we will honor it as a valid request to opt out of any sale or sharing of personal information, to the extent this policy or applicable law would otherwise permit it.
Who we share it with
We share information only as needed to run our business:
- Web3Forms — the form-processing service that delivers your contact-form submission to Sid and Trace by email. Web3Forms does not receive any information beyond what you submit in the form.
- Saunders Real Estate / Saunders Commercial — our affiliated brokerage. Sid and Trace’s business email accounts are hosted on the saundersrealestate.com domain.
- Hostinger — our web hosting provider. It stores the website’s files and generates the server-log-based traffic statistics described above.
- Google — through Search Console, as described above. Google’s own privacy policy governs how it handles this search-result data.
- Legal and safety disclosures — if required to comply with a law, subpoena, or legal process, or to protect the rights, property, or safety of our clients, our business, or others.
- Business transfers — if the team or our affiliated brokerage is involved in a merger, acquisition, or sale of business assets, information may be transferred as part of that transaction.
We do not sell your personal information, and we do not share it with third parties for cross-context behavioral advertising.
Data retention
We keep the information you submit through our contact form for as long as reasonably necessary to respond to your inquiry, maintain accurate business records, and meet our legal and professional obligations as licensed real estate advisors. When information is no longer needed for those purposes, we take reasonable steps to delete or securely dispose of it.
Security
We use reasonable administrative and technical safeguards to protect the information you share with us, including transmitting form submissions over an encrypted (HTTPS) connection and limiting access to inquiry information to Sid, Trace, and the vendors necessary to deliver it to them. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. We do not claim any specific security certification or audit.
Your rights
Depending on where you live, you may have the right to:
- Access the personal information we hold about you.
- Correct inaccurate personal information.
- Request deletion of your personal information.
- Opt out of marketing communications from us.
- Opt out of the sale or sharing of personal information or its use for targeted advertising. We don’t currently sell, share, or use your information for targeted advertising, so there is nothing active to opt out of today.
Residents of states with comprehensive privacy laws — including California, Virginia, Colorado, Connecticut, Texas, and others — may have additional rights under those laws. If we deny your request, you may appeal by replying to our decision by email or by calling us, and we will review the appeal directly.
Children
This website is not directed to children under 13, and we do not knowingly collect personal information from children under 13, consistent with the Children’s Online Privacy Protection Act (COPPA).
Third-party links
This site links to other websites we don’t control, including Saunders Commercial, SIOR, CCIM, and our LinkedIn and X profiles, as well as any MLS or IDX property portals you may reach through those sites. We are not responsible for the privacy practices or content of those third-party sites. We encourage you to review their privacy policies before sharing information with them.
Changes to this policy
We may update this policy from time to time to reflect changes in our practices or for legal or operational reasons. We will post any changes on this page and update the “Last updated” date above. We encourage you to review this page periodically.
